As of October 2024, land transactions totalling 1,500 acres have occurred over the past 12-15 months. According to a Knight Frank report[1], Chennai, alongside Pune, has the highest concentration of Grade-A warehouses, driven by its strong ties to the automobile and allied industries. Notably, more than 40% of transactions in Chennai involve industrial manufacturing facilities, while third-party logistics, retail, e-commerce, and other sectors make up the rest. With 76% of its total stock being Grade-A, Chennai leads India in quality industrial warehousing. This has led to a 22% spike in rental values in H1 2024. Additionally, a Vestian report highlights a threefold increase in demand for industrial warehousing and integrated logistics space during the same period.
