Reflecting on 2024, we are proud to highlight it as a year of strategic growth and expansion for Lodha Industrial and Logistics Parks (LILP). From providing spacious Grade-A warehousing facilities on the outskirts of urban centres to setting up in-city storage and distribution centres, LILP has transformed the logistical landscape in various major cities across India. As far as Mumbai is concerned, we are pleased to announce that LILP Park I is completely sold out, while Park II has been leased out to its maximum capacity. In 2024, LILP, Palava witnessed transactions over 2.5 million sq. ft. However, that’s not all. We welcomed several leading brands into our fold, helping them leverage our well-designed ecosystems to streamline their supply chain.

New Frontiers in Chennai and Delhi NCR

2024 marked LILP’s entry into Haryana with a key land acquisition project. This expansion positions Lodha as a pivotal player in the NCR industrial area, serving sectors such as textiles, automotive, IT, and manufacturing. Our facilities leverage Haryana’s robust connectivity through the KMP-KGP Expressway, Dedicated Freight Corridor (DFC), and Delhi-Mumbai Industrial Corridor (DMIC), fostering efficient supply chains and enabling businesses to reach new consumer bases[1]. Our warehousing facilities in Haryana will leverage the state’s connectivity to national highways, industrial corridors, robust road networks, and air freight solutions to reach new consumer bases. With support from government initiatives and an influx of investment, our warehousing facilities will support the economy, generate employment, and help businesses create an effective supply chain.

Simultaneously, LILP established a strong presence in Tamil Nadu. With Chennai serving as the gateway to southern India, our Grade A warehousing facilities tap into the region’s port connectivity, national highways, and international air freight networks. This strategic positioning supports industries ranging from automotive to FMCG, enhancing supply chain efficiencies for efficient warehouse management. Chennai is not only a port city but is also connected to far-flung locations across India via national highways and industrial corridors. It is also close to international airports, allowing raw materials to be flown in and finished goods to be flown out, and a network of roadways for efficient transport. With top-tier investors already looking to inject funds into Chennai, LILP will make warehousing management and logistics within the state even more seamless and innovative[2].

Welcoming Leading Global Brands to LILP

In 2024, LILP proudly partnered with over 25 global brands spanning industries such as logistics companies, retail, FMCG, pharma, cold storage, and manufacturing. Esteemed names like DP World, DHL, Yusen Logistics, Nitori, Zomato, Schlumberger, Aptar Pharma, and Owens Corning entrusted LILP to power their growth. Additionally, reputed brands such as New Cold, NX Logistics, and Flyjac Logistics joined the LILP ecosystem, leveraging its cutting-edge infrastructure and services.

One success story that stood out and made waves was when Skechers chose LILP as its warehousing partner. Skechers, one of the world’s largest footwear and apparel brands, partnered with Lodha to build a 1.1 million sq ft facility in Palava. As part of the collaboration, LILP leveraged its expertise and vast network of resources to build India’s tallest warehouse, reaching up to 24.5m, for Skechers. The warehouse is also one of the first in Western India to have an FM1 and DM1 super flat flooring. Located near Taloja, MIDC, the warehouse will offer the brand ample connectivity to major consumer beds in areas in and around Mumbai. The state-of-the-art facility will allow Skechers to expand its business in India, ship up to 60,000 units per day, and create a five-fold growth in the company’s distribution capabilities[3]

Portfolio Highlights

As far as LILP’s portfolio is concerned, 2024 was witness to plenty of growth and successful transactions. One of the year’s standout highlights was the completion of two industrial parks in Palava, spanning more than 300+ acres and home to world-class infrastructure. These transactions have allowed LILP to acquire large parcels of land that align with our plans of strategic expansion and leveraging locations to help businesses build an efficient supply chain and tap into potential customer bases.

Efforts for a Greener Tomorrow

At Lodha, we have always prioritised sustainability and incorporated practices that preserve the environment and ecosystems around our projects. As part of our mission to protect our planet and safeguard the environment, we have set a mission to become carbon neutral by 2050. As part of our net-zero carbon goal, we have neutralised Scope 1 and 2 of emissions by 2024. Our philosophy of preserving our planet’s green cover, biodiversity, resources, and air quality has carried over to LILP as well. Both LILP Palava and LLP Kurla have received Platinum Pre-Certifications from the IGBC (Indian Green Building Council) and have set the standard for how to build sustainable logistics spaces[4].

Our efforts towards sustainability have been recognised by domestic and international authorities and we have received worldwide recognition for the same. Lodha was ranked 3rd in the Real Estate Management and Development Industry and was also featured in the S&P Global Sustainability Yearbook in 2024. Recognition of our endeavour to incorporate sustainable practices in our operations has helped establish us as an innovative force creating efficient, environment-friendly, and futuristic infrastructure[5].

Strengthening Ownership of the GDI Platform

Apart from being at the forefront of paradigm shifts taking place in the real estate sector, 2024 also witnesses us grow as investors. This strategic move has also allowed us to reiterate our confidence in the business model upholding LILP and strengthened our ownership (100%) of the Green Digital Platform (GDI) platform. The GDI platform also enables us to scale LILP across India, innovate, and integrate modern solutions that will help businesses reach new heights[6].

Philanthropy: Empowering Communities

At Lodha, we take our corporate responsibility as more than just a mandated duty; it is a cornerstone of our philosophy. In 2024, we demonstrated the same dedication towards social causes. Lodha’s CEO, Abhishek Lodha, transferred around 18 crore shares in Macrotech Developers to Lodha Philanthropy Foundation (LPF). Overall, Lodha committed around $2.5 billion towards philanthropic causes with a special focus on areas like empowering women and children, environment sustainability, and the preservation of Indian culture.
